Supporting Documents Required for a Real Estate Purchase Agreement
To complete the sale and purchase of a property, the following documents are required:
From the parties involved:
- Photocopies of identities:
- Residential address
- Profession
- Taxpayer Identification Number (TIN)
- Tax Office of Income
From the seller:
- Title deeds:
- Proof of ownership of the property
- Certificates of clearance:
- Tax clearance (issued by the tax office)
- Social security clearance (issued by the social security provider)
Property:
- Topographical diagram with cadastral number (KHD) (only for horizontal property)
- Floor plans (from an engineer, if available)
- Copy of building permit (if there is a building)
- Certificates:
- Extract from the Cadastral Diagram (issued by the Cadastre)
- Electronic Property Identity Card (issued by an engineer)
- ENFIA Certificate (from the tax office, for the years 2019-2023)
- Energy Performance Certificate (only for new buildings over 50 sq.m., houses, apartments, professional offices)
Declarations:
- Declaration of ownership (Article 6 para. 4 of Law 2242/94, if there is an application act)
Additional:
- Prefect’s License: Required if the property is located in a border area.

- Some of the documents are issued by the competent services and bear a corresponding cost.
